When to schedule a roof inspection

Roof inspections are the bane of every home or property owner’s existence. There are a few critical times when scheduling a roof inspection can save you from a world of trouble.

  • After a severe weather event. Severe weather can wreak havoc on your roof, with high winds, hail, and heavy snow all damaging the structure. While it’s tempting to wait and see if any issues emerge, scheduling a roof inspection ASAP can help prevent any existing damage from worsening and ultimately save you time and money in the long run.
  • Before selling or buying a property. If you’re buying a property, you want peace of mind that the roof is in good condition. If you’re selling a property, a roof inspection can be the difference between a successful sale and someone deciding to walk away. Investing in a roof inspection can help smooth the sale and avoid unnecessary drama.
  • Every few years, as preventative maintenance. Think of it like going to the dentist. You may feel fine now, but there could be underlying issues developing that you’re not aware of. A regular roof inspection can help identify potential problems before they become major headaches.

What to expect during a roof inspection

As a professional roofing company, Blackhawk Roofing understands that a roof is more than just shingles slapped on top of your home. When it comes to our inspections, we take a deep dive into every nook and cranny to ensure that your roof is aesthetically pleasing and structurally sound.

Our expert inspector begins by evaluating the shingles and other roofing materials to determine if any require repair or replacement. We look for signs of wear and tear, including cracks, missing pieces, and general deterioration. Blackhawk Roofing also takes a close look at your attic ventilation and insulation. A poorly ventilated attic can cause moisture buildup, wreaking havoc on your roof and leading to costly repairs. Our roofing inspector will evaluate whether your attic receives adequate ventilation and insulation to prevent damage to your roof.

Lastly, we analyze possible leaks or damage in your roof. Our skilled team of inspectors can identify even the most minor leak or damage, ensuring that any necessary repairs are made promptly. At Blackhawk Roofing, we believe that prevention is the key to avoiding expensive roofing repairs. With our comprehensive roof inspection, we aim to catch potential problems before they become significant issues. A few benefits of hiring a professional roofing company

Your home is your pride and joy. Hiring a professional roofing company like Blackhawk Roofing is the best approach when repairing or replacing your roof.

Let's start with the first and most crucial benefit—experience and skillset. Videos on YouTube may make roofing look easy, but it's dangerous and complex. Professionals have years of training and experience, allowing them to identify the root of a problem quickly and fix it efficiently. Plus, they'll do a much better job than you ever could—no uneven shingles or leaky roof patches!

Next up, let's talk about equipment and safety measures. Do you own a harness, a safety ladder, or a bucket truck? Unless you're an expert roofer, probably not. Professionals have all the necessary equipment to tackle any roofing job, no matter how high or steep your roof is. They also know how to work safely, preventing any accidents from occurring on your property.

Last, let's consider the access to quality materials and resources that professional roofing companies have. Sure, you could walk into your local hardware store and grab some shingles off the shelf, but do you know if they're the right kind for your roof and environment? Professionals do. They have access to top-of-the-line materials that will last years and protect your home from even the most brutal storms. Plus, they have connections with suppliers and manufacturers, getting you the best deals and the most up-to-date products.

So if you're tempted to grab a ladder and get up on your roof, remember the benefits of hiring a professional roofing company. We have the experience, equipment, and access to your needed resources. Plus, you'll save yourself the headache, the stress, and the potential medical bills.

Summary

Roof inspections are no joke, folks. They may seem like an unnecessary expense or hassle, but they are crucial to the safety and integrity of your home or business. Here are just a few of the many benefits of getting a roof inspection:

  • Regular inspections can prevent minor issues from becoming major problems. Just like ignoring a tiny cavity can lead to a root canal, overlooking a small leak or crack in your roof can lead to costly repairs or total replacement. Catching these issues early can save you money in the long run.
  • Inspections can ensure that your roof is up to code and meets safety regulations. This is important for businesses, especially as non-compliance can result in fines or closure.
  • A well-maintained roof can increase the value of your property. So not only will you be protecting your investment, but you'll also be increasing its worth.

So, what are you waiting for? Schedule a roof inspection with Blackhawk Roofing. Our expert team will ensure your roof is in the best shape possible.

What's included in a residential roof replacement?

A residential roof combines roofing materials and components that form a complete roof system. Every part of this roof system has a crucial role in keeping occupants protected from the elements.

Tear-Off
We tear off the existing roof layers (shingles, felt paper, and nails) down to the deck.

Roof decking
We replace damaged decking material with new plywood and then install synthetic felt on the roof. Decking is the wooden boards or sheets of plywood that make up the wooden surface of your roof. These boards are what your shingles and other components are attached to. We won't know if any decking is damaged until tear-off of the old roof. Rotten boards are replaced before installing new roofing components.

Roof flashing
New flashing is installed. Roof flashing is metal placed anywhere your shingles butt up against something like a wall, chimney, or in open valleys. If your flashing isn't rusted and the integrity of the metal is still strong, then it won't need to be replaced. If it's damaged, deteriorated, or if you're upgrading from a 3-tab to a dimensional asphalt shingle, your roof flashing will be replaced.

Underlayment
We install new synthetic felt underlayment on the roof. Underlayment is material used over your decking to provide additional protection. It is your roof's last line of defense.

Drip edge
We install Rollex Drip Edge along the eaves and gables of the roof. Drip edge is the metal flashing that's installed at the edges of the roof to help control the flow of water away from your fascia and other roofing components.

Ice and water shield
We install weather and ice shield along the eaves of the roof and in valleys. Roof valleys are crucial to keeping water flowing in the right direction down your roof. They need something to protect them from the constant flow of water when it rains. Ice and water shield is the waterproof membrane protecting your roof's valleys from ice and water damage.

Roof vents
We install new roof vents. Without proper attic ventilation, the life of your roof will be drastically reduced due to the continual expansion and contraction of trapped hot and cold air. Your roof vents stop this from happening by allowing your attic to breathe correctly.

Pipe boots
We replace all pipe boots. Your roof pipes need to be covered, so water doesn't run down them into your home. A pipe boot is a synthetic rubber boot that goes around your roof penetrations (like sewer pipes) to prevent leaks.

Asphalt shingles
We install your choice of shingles using the manufacturer's specifications of four to five roofing nails per shingle. Six roofing nails per shingle are used on steep sections and in high wind areas.

Ridge cap
Matching ridge cap is installed according to the manufacturer's specifications. Ridge capping is the finishing trim installed at the peak where the two slopes of a roof meet. They're thicker than regular shingles and pre-bent so that they can form to the ridges on your roof. Ridge capping will be replaced during a roof replacement.

Warranty
The Manufacturer Warranty will be transferred to the owner for all materials. A five-year warranty is provided to the owner for installation labor.

Need a roof inspection?

Regular roof inspections can help identify issues before they become major problems. It's likely easier to fix these issues now, saving you time and money in the long run. Your roof should be inspected at least once a year. Always hire a professional to inspect and maintain your roof. When Blackhawk Roofing inspects your residential or commercial roof, we'll also do the following tasks:

  • Check the flashings. Flashings are metal pieces that cover curves and edges of your roof around chimneys, vents, skylights, and intersections with other surfaces. Water can easily leak in and around them if they are damaged.
  • Look in the gutters. For asphalt shingle roofs, we will look in the gutters for pieces or grains of shingle. This is usually a sign that your shingles are deteriorating, and need to be replaced.
  • Inspect droops. If part of your roof looks like it's sagging, we'll examine it for moisture or rotting that may indicate it needs to be replaced.

A professional roof inspection will identify potential problems with your roof. Repairing these issues can prevent bigger problems, and keep your home or business safe.
