Roof Removal

When is a partial or full tear-off of a flat roof needed? The answer is straight-forward, or at least it should be. The most common reason a flat roof tear-off is required is when it is necessary to remove any part of the roofing system that is wet below the roof surface. There are other reasons, including building codes and the building owner’s preference, but these typically come into play much less frequently.

Almost every roofing system manufacturer specifies that their system should not be installed over existing roofing substrate that is wet. Installing a layover roof on top of a wet roof is a poor construction practice. Leaving wet building components in place, when part of the building envelope is repaired or replaced, compromises structural aspects of a new roof.

There are several ways to determine whether there are areas of a flat roof that are wet. There are, of course, tradeoffs in methods used. Thermal imaging is somewhat high-tech and more expensive, but this approach is a highly effective method of locating wet areas. Taking core samples in areas that are likely to be wet is a quick, easy, and very low-cost way to know whether a roof is wet, merely damp, or dry below the surface.

A simple way for building owners to know whether their roof needs a partial or complete tear-off is to work with a professional roofing contractor like Blackhawk Roofing. Be sure to ask each of the roofers bidding on your job to include photos of the core samples and/or the samples themselves with their bid. Choosing a trustworthy roofing contractor to do the work is the best place to start. Requiring each bidder to provide several random core samples (with documentation) is the best guarantee.

Blackhawk Roofing specializes in single-ply EPDM roofing systems. We can add slope to existing flat roofs, and we offer energy-efficient insulation systems. We can also install shingles, standing-seam metal panels, and exposed fastener metal panels. We have trained technicians for the installation and repair of all types of roofing systems. We provide a Roofing System Warranty that covers labor and material.
